It may be a prime location, but the office market is very weak right now and has suffered a big drop in the last few months alone.

I just wonder how long that will be the case with the stress in the financial world and big law firms shutting down every month or so.



These REITs that just get beat down farther and farther must live in the same world as AAA office space at some point.

I agree with what you're saying about the office market being weak with high vacancies.

The area around Fashion Island is not experiencing it yet.

Ummm... you have heard about the woes over at <a href="http://mortgage.freedomblogging.com/2008/10/10/downey-savings-markets-newport-hq-for-115-million/2181/">Downey Savings</a>, right? And you do know that there has been a <a href="http://www.voitco.com/webftp/OC3Q08Off.pdf">negative net absorption of 220,000 plus sqft. feet in 2007 and 2008</a>, and you do know that the availability rate is above 14% jumping from 12% from the previous quarter, right? While the vacancy rates are not as bad as everywhere else, they are certainly not headed in a positive direction with Downey's space soon to be vacant. Just sayin... just because on the outside it seems like things are doing well, it doesn't mean on the inside it is doing the same.
 
Even though Circuit City and Macy's may go under, I'm not too worried about the area. Coco's always seems to be doing a brisk business Sunday mornings.



The Irvine Company and Pacific Life have offices around there. How are those businesses doing?

Since last year, TIC has actually raised rents in the buildings around Fashion Island (Newport Center). I have seen TIC let office space in Newport Center sit vacant a very long time rather than reduce rent.

TIC subscribes to <a href="http://en.wikipedia.org/wiki/Greater_fool_theory">the theroy of the greater fool</a>. This is thier mantra. Anyone expecting them to lower prices on anything is gonna be in for a long wait.
 
that 1.5M remodel in CDM doesnt seem like much of a bargain. you can find ocean views in laguna beach under $1M now. the first one here is 2600 sq ft REO.

Great Find!

2,600 sq. feet with an exceptional view under $1M is an exceptional deal.

The only drawback is the small lot and close proximity to neighbors.
 
When I see a (relatively) cheap house in Laguna Beach, I have to worry about the possibility that the house might fall down the hill.
