What's With the Concordia Area?

There seems to be some nice homes behind a guard gated community known as Concordia in Irvine, near the Concordia University. Yet my gut tells me that something is "wrong/odd" with that area. Is there any reason to hesitate to buy a home in that area? Thanks in advance for your feedback!
 
Hello, long time lurker (pre-IrvineRenter posting days!)... finally decided to join to post a reply.



My parents bought a place in Corcordia East back when it was a new development in 1996 (I believe Fieldstone is the builder.) The houses here have wonderful floorplans and but have relatively small yards. The 3 car garages also dominate the exterior too much but one design aspect I especially like are the front entrances which open into a grand space with floor-to-2nd story ceilings. Concordia has 2 clusters of homes, East and West, with Concordia University nestled in between. People might be concerned about rowdy college students but I hardly ever notice them. In fact I really like the beautiful campus which has lots of open space to enjoy. Most people might not realize that Concordia is part of Turtle Rock (I don't think IR included Concordia in his TR profile) which means along with the TR affiliation comes the TR prices ;-)



So to answer your question, I don't think Concordia has anything particularly wrong with it... I guess it has somewhat pathetic community pools and the guards at the gates are a little too lenient. And while Concordia is priced close to the Turtle Rock homes above it, it's the newest TR community, it has better access to the freeway... and it has MUCH better cell phone reception!
 
I checked out a corner house there like 4 months ago? 21 Ascension or something like that. The guards are so lenient - maybe they have too many students coming in and out. Anyhow, it seems like a very nice place but the guard gate is a joke and is almost non-existent other than the long lines. For that house, it was just too noisy and close to the guard gate. I just checked and it looks like it is still on the market. It is still so overpriced.
 
Oh, progress. I use to remember back in the 80's, when it was nothing but wild grass. All the way up to Christ College which is now call Concordia University.
 
IR, I can't thank you enough for all your informative posts, I stumbled upon this blog over a year ago while doing some research on Woodbury... at the time I was close to purchasing. I'm sooo glad I didn't!



etheran, I definitely agree that the corner house (2 Ascension) has a poor location... since Ascension is the only street that leads into Concordia East, every car coming into the community has to drive past it. It's also the only house that borders the street that leads to the University. That house has been on the market for quite a while and I think they dropped the original realtor and it's FSBO now. The 2 other homes I recall going on the market mid last year sold in about a month or 2. For that corner house, it's an unfortunate story of poor location, poor timing, and probably poor pricing...



reason, I used to live in the Starcrest area of TR in the 80's and I would hike all over the hills near Christ College :-) Not only was residential Concordia non-existent, but the Summit development was empty too! Things have definitely changed.

It looks like there are two other homes on the market - Charity and another Ascension. Charity appears to have been in the market since Sept 07 - wow. Called my agent on this one... and it looks like it has fallen thru escrow multiple times... ouch.



Not knowing that much about the area other than the obviously good school (University High), why would someone pay so much to live there rather than other Irvine areas that is so much cheaper today in px/sq ft?

That reminds me. I quit smoking thanks to one of those hills behind campus. A couple of classmates and I climbed one and let me tell you. Just that slight altitude cleared up my lungs. It was refreshing! Didn't smoke ever again.
