What do you like to see?

I'm still amazed at the listing photos on properties. There is an entire thread here devoted to horrible pictures... I just don't understand what some Realtors are thinking when they put photos up.



When you look at a listing, what photos do you like to see?



1. External photo of house wide angled enough to see other houses around it.

2. No cars in the driveway/front of house.

3. The main entrance.

4. The internal foyer/entrance.

5. Each major living space (living room, family room, great room, dining room, den)

6. Kitchen (multiple pictures)

7. Backyard (pictures of views applicable)

8. Stairway (if a nice feature)

9. Master bedroom and master bath

10. One or more of the bedrooms

11. Maybe one community shot



What I don't like is multiple pictures of the community pool or tennis court. Maybe some like that but I would rather see more photos of the house.



Did I miss anything? I think for a Realtor, this should be the minimum for any listing.



EDIT: I did miss something, but I don't think it's required, it's more of a personal preference... a picture of the garage!
 
A damn floor plan!



I've been ranting about this for years. For the newer developments, I suppose you could provide a link to the houseplans on an external website, but for older places, you need a damn plan. With the room dimensions!



IR2 is the only one who has taken my advice to heart (and deserves big kudos for doing so).
 
I agree... floorplans are wonderful (I abuse IR2's floorplan section daily).



One thing I wondered, is it because of the old school mentality of wanting to get a buyer to actually look at the property so the Realtor doesn't want to show everything?



I always wondered why no one puts floorplans on the flyers given at an Open House. The buyer has already been their in-person, so why not help them out to remember what the layout of the house is like after they leave?



And BTW... the whole ALL CAPS description thing in the MLS listings does seem to have some legacy reasoning behind it. Maybe a Realtor can correct me, but when MLS entry programs were on the older DOS systems, CAPS was the only way you could put in descriptions. So many Realtors were used to that and whenever you create a new MLS listing, I believe it will give you the old description and if you're lazy... you don't bother to change it (I had to specifically request that my Realtor change it to proper case when we listed our house).
 
I want to see the worst done listing possible. No photos, square footage wrong, number of beds and baths wrong, etc. Heck, lets have some sppeling mistaeks AND ALL CAPS AND A HUNDRED EXCLAMATION POINTS!!!!!!!! See, all the houses I've looked at have been within a ten minute drive. I can easily drive by one and look around the outside before ringing up my realtor to let me inside, and so I can weed out some of them just by doing a drive by. The ones with poorly done listings have less competition-higher chance of me getting it at a good price.
 
And I want to add that the floorplans do not need to be CAD engineering drawings. A simple sketch with room dimensions would be enough for me.



Why is it that other MLS services have a spot on the description for a list of each room and their dimensions, and yet the SoCal MLS does not?
