I'm surprised that none of the Irvine strip malls has one but I guess the overhead kills it. The only one I know of is the one in the Spectrum.

I think TIC is waiting for all the frozen yogurt places to fold first--then replace with trendy cup cake shops.

The SE corner of Jeffrey/Trabuco is the future site of Woodbury Middle School and Woodbury II.

Is  this middle school replacing an existing school? Or it's a new addition?
