West Irvine - market place house advice

Saw an awesome house in the west irvine community. Near market place , bordering Tustin ranch.  This comes under Myford elementary school, Andy Beckmann high and Pioneer middle schools.
Wanted to know from the experts here on pros and cons.
What would be any cons in this area ? I would really appreciate the advice.

I am not a pro :), but based on what I have learnt from this forum the only con I can think of is schools zoned to TUSD may not be so desirable to future buyers compared to IUSD. Although all those 3 schools you mentioned are probably rated 10. Make sure it's not backing to freeway such as 133.
 
I lived in West Irvine for 15 years and bought my house new back in the day where you had to show up with dozens of other people on a Saturday morning, hoping that your lottery number will be called, so you could choose your lot & floor plan. Sorry, your lottery number wasn't picked, got to wait till next Saturday...rinse and repeat.

Cons:
?Most families use their garage as a storage facility, therefore cars are lined up and down the street
?The homes without a HOA don't appreciate as quickly as homes within a HOA.
?If the home doesn't have a HOA, then a neighbor has the freedom to paint their house in an awful color. Drive around WI in the area that doesn't have an HOA and you'll see for yourself the hideous colors homeowners choose.
?If the home was built by Fieldstone and the first homeowner didn't put insulation in the interior walls, you will hear the water noise from any of the upstairs bathrooms very loudly downstairs.


 
Love WI and schools are great but here are the cons.

Most floorplans didn't work compared to new builds. I'm sure this house does for you since you posted this.

Once you head into jamboree market place the traffic is terrible.

I can't think of any others but depends on the neighborhood you're looking at.
