Of late, there seems to be a lot of homes for sale in West irvine and I have noticed that these homes are selling because they are priced at about 300- 315 per sq ft.

I'm actually interested in one property. Does anyone know how particular pros and cons of this area? Or why there are so many homes all of a sudden for sale here?

Good schools, but Tustin, not Irvine school district.

It has been an active flipping area...lots of for sale homes for a long time. Prices are hitting several-year-lows but many WTF >$400 per sq ft listings still persist.

The closest school is Myford and Pioneer which are both Cali distinguished schools. Are'nt these good though they are in Tustin unified ?

Myford and Pioneer are excellent schools. And Beckman is the high school for this area. I would say schools for WI are on par with other areas. Most of the homes in WI do not have an association -- so you'll save a few dollars.

West Irvine is across the street from Tustin Ranch. Both are great areas with excellent schools.

The Irvine side of Tustin is better than most of Irvine. It's the Santa Ana side of Tustin that is considered "ghetto".

Agreed they are Tustin Unified and great schools. Some folks will only settle for the Irvine name. Not saying that is me or the OP, just pointing it out.
