How much do you think they'll end up at the end of the year?





I've seen some creative ways people used the loft space:

Maybe these folks can't afford to monthly nut and are trying to bail out? I really think West Irvine is headed for prices under $300/sf in short order with the low watermark in the low $200/sf.
 
most seemed to have been builted in the early 2000; however, some have been flipped during the bubble; could we be seeing more of these $500k-$600k and up range, condos go this year? What is it the Alt-A, Jumbos and such... These were still selling for $550 last year; the one unit is now selling $70k below...

Yes, RC, I remember <strong><a href="http://www.irvinehousingblog.com/blog/comments/new-market/">2 New Market</a></strong>. It was IR's critique of a listing of mine that (along with the prodding of Ipoplaya) sucked me into the Irvine Housing Blog. I had never participated in an online forum like this at that time, and was new to the format. The bloggers that were here at the time were harshly critical, which was eye-opening. Fortunately we went into escrow that very same day and I was able to answer some questions in near real-time. It was a Tuesday, I think (which is usually my "weekend" since both Sat and Sun are usually dedicated to working).



<em>I just went back to re-read that day... a funny blast from the past (it is backwards, probably since it is a relict from the previous format).</em>



I'm a bit emotional about the one currently on Ballard. I pitched my case to list it and lost out. I don't often "lose" when I get the chance to show what I bring to the table, and felt like I gave an "A-game" presentation. I gave an honest price opinion on it - considering it is a nicely presented home but only offers a few upgrades (mouldings and a finished garage). Considering that <strong> 1. a larger home 2. in nearly-equivalent condition, 3. right next door at 19 Ballard, 4. closed last week at $478K</strong>, does listing at $495,800 sound reasonable to you?



But I understand their choice... and if someone else promised to deliver $20K more than I told them to expect, I would have strongly considered listing with the other broker, too.



There will always be others, but that is still sitting on a raw nerve. Definitely time for less blogging and more pressing the flesh. I do not like to finish second. Soft, fuzzy, warm Deuce leaves the building at that point. #$%$^

Don't worry, we will make sure to post the price drops. You most likely priced it at market price, and can't be offended by greed. It will more likely be... "if they priced it as X when I told them, but the market got worse, and now they are pricing it at Y."



That Ipo is trouble. Look what he got you into.

Thats exactly how I have felt about West Irvine's name! I even had BK break it down for me for their reasoning on this. I understand where they are coming but still think its wrong wrong wrong!

Listening to a Chris Merritt sales pitch is a memorable experience, it is like being forced to participate in an episode of Dora the Explorer. Instead of just saying what is on his mind, Chris will constantly stop and ask the listener to guess what he is thinking, just like Dora asking the audience a question like "what can I use in my backpack to keep the rain off my head? ..... [pause]..... an ubrella?......[pause]..... good job!" Chris' dog and pony show was a little too interactive for me and that alone caused me to list with someone else.

Just finished checking that out.

Classic!

Everyone was fired up and getting in on the action

Reads like a highlight reel.

Looking back, I should have talked less about RE and dropped the hammer more.

Oh well!
 
That was an interesting read... funny how some thought that IPO and IR2 were the same person.



It's nice to know that IR2 was as even-keeled then as much as he is now.



So ten wasn't always all about his playboy lifestyle... who woulda thunk?
