Everyone knows home prices are inflated, but at some point, there will be a bottom and home prices will match rents, regular lending will resume, etc.



I wanted to ask if people on this board could see themselves investing in real estate as an investment (not to flip, but to rent out and keep for the long term). I, personally, don't think it is a bad long term investment. I won't be touching anything for a year or two, but at some point, it may be a good idea.

There is an inverse relationship between housing prices and interest rates. The price may fall but interest rates / conditions / requirements will change to counter balance this.

There are already good flip and cashflow positive rental opportunities in the market right now. In a couple of years, there will be even more of such...

More <em>and better</em>. If you buy later, it is likely you'll have a margin on the competition that is buying now.

Absolutely.
 
I was shooting for 200sqft, but it seems that some condos might go lower than that. It just depends on where, when and how much you bring to the purchase.

I don't know but I'm sure the wise people around here we'll start snapping them up just as soon as an immediate profit can be made from them as rentals. We're not too far away from that, even with the HOA's. The problem right now is that so many of them need quite a bit of work before you can rent them.

I'm trying to go for places of high interest. Like around the beaches (only have one itty bitty property), and around UCI and irvine. We will see, the southcoast area is not bad, but i'm trying to get a little more higher end.

just put 92704 into redfin, and arrange by $/sf. I find ~20 that are under $100, and ~200 that are under $200/sf
