<p>As Fraychielle said, the sad thing is that $315 is way too overpriced. Low 200's if you ask me. These apartments will be in the 200's by late this year, early next.</p>
 
I know... I would never pay $315k for it but it is good to see dramatic reductions so soon. How low do you think the 2 bed/2 bath ones will go?
 
Not sure how many people know this area well but I live extremely close by. I drove through the Watermark / Avenue One area this weekend and the windows for the apartments look like a bingo sheets with '"for rent" and "for sale" signs in them.





I would have to assume that with Toscana and Villa Siena right there it is going to be hard to get much more $250,000 for a little studio as you can rent a studio in Toscana for, $1200.00 / mth. On top of that you don't have the HOAs and your facilities are just as nice as the others.





With that in mind I wonder how big of a flop The Plaza and Marquee are going to be?
 
Haha, I remember talking to a certain real estate agent/ Watermarke resident about another property of hers. She was trying so hard to sell me on Watermarke, it was like the ugly girl at last call. . . Don't remember if anyone posted these lyrics before but. . .

<p>Listed at $299,900. 800+ square feet. No photos though. Could this be for real? If so, that's awesome when you compare to other comps at 635 square feet. </p>
 
I hope "charlesriver" is reading this... <a href="http://forums.irvinehousingblog.com/discussion/39/your-opinion-on-watermarke-condos-/#Item_15">Here</a> is a link to prior posts on Watermarke. I sure hope she did not buy at those prices under discussion several months ago!
