Villa Park... #1?

I know many of you don't like this guy but I'm posting this for the chart.

I didn't know kool-aid was being served for Thanksgiving and Christmas....

Some people may be purchasing, I wonder how/where they are getting the funding?

Some more specific information might be in order.

Key ingredient for Villa Park's success is Old money, large lot, limited growth (tight supply), tough terrain with view (discouraging for greedy superpad spec builders), no two homes alike (identity and individuality), mostly single stories, and garages shield from street view. Villa Park is exactly the opposite of tract neighborhoods.



Villa Park has real estates while other cities has fake estates. It is obviously why it deserves to be #1. Another reason is the desire to be Graphrix's neighbors.
 
same reason that half of 92705 (santa ana) is going to hold up. the heights, even the lower parts with big lots. though it is a bit more mixed than VP.

Floral Park is interesting. 92706 encompassed a greater area south of 17th Street the less expensive side of town. RE prices in that part of town dropped significantly while Floral Park just like Villa Park has very limited supply suffered to a lesser degree. Very few buyers who bought in Floral Park were stretched to begin with. Most home owners are politicians, surgeons, doctors, attorneys, judges, retired folks and trust fund heirs. The first wave of homes being sold last year were from over extended owners. A home asking for $1.3 million was sold for $999,000 recently. I think on the average home depreciated -25%.

Yea! I live in #1, I live in #1! Take that Irvine! Especially those who live in the VOC, 92606 isn't even on the top 25. Dude... even 92705 trumped the VOC.



Now... I am going to list my home for it's 2006 price, and sell it. The high-end is immune! DOPES!

When a village loses its brand it is no longer desirable. One of the best way to end its brand is slashing prices. It helps to generate immediate traffic but for the long run it hurts the community. Buyers always desire somethings that they can't have.
 
It looks like you can now get a foreclosure in Villa Park on a 1/2-acre lot for about $800k. Of course, you will probably need to spend $100k+ to update the house as most of them are over 30 years old.

I know this home was posted somewhere else when it was REO. I have pics of it when it was REO to remind everyone what this thing looked like before the remodel. <a href="http://www.redfin.com/CA/Villa-Park/17832-Morrow-Cir-92861/home/4368306">Anyway, here you go, some are still drinking the Kool-Aid and think they can get $849k for this place</a>. I will have to check it out, but I bet they plunked $150k in this place judging by the pictures. Once I walk it, I can check the quality. I think this place could sell for maybe $750k in this market, but I could be wrong. Just remember the old running pool trick that Jim the Realtor reminds us of when you try to hear the traffic on Wanda and being 200 feet away from Katella/Villa Park Rd.
