Villa Coronado appartments

So I am at T-3 weeks until moving to Irvine. The company hired a relocation consultant who leased a place for me in Villa Coronado appts. The pictures look nice, but there are some pretty negative renter reviews on the internet, regarding termites, theft, noise, and management. Does anyone have any first hand experience?

<p>I have not live there but have visited there. It is very "European Castle" feel. 4 stories high. It looks nice on the outside but it feels like a college dorm. </p>
 
We looked here when we were Apt shopping...

They are way too close to the Freeway..is your consultant deaf by any chance?



I would recommend San Carlo Villas which is just around the corner..close enough to the freeway but far enough so you dont hear it...

<p>I live in San Carlo Villa. It is a much better location than Villa Coronado from a noise factor, and has a much lower % of UCI students --- but a higher % of WT who drive 50 mph on the 15 mph streets in the community. Ups and downs everywhere. As far as the actual community and rental units, however, San Carlo is better.</p>

<p>One positive of Villa Coronado is that Rubio's is right across the street...That's gotta be worth something!</p>

<p>Just a funny story... I live in Anacapa, a friend and I go in the spa once in a while and most of the time the same guy was there. So after a few times I met him he started to be more "friendly" and talked more about his private life. Apparently, he has a pole in his appartment...What do you think he does with a pole anyway? Your guess is probably very accurate...but it doesn't stop there. He's actually shooting amateur porn videos in his appartment. Good thing I live pretty far from his building. Wouldn't want to hear it, but I might want to see what type of girls go in there. </p>
 
I moved out of Villa Coronado 2 months ago. We relocated from the UK just over 2 years ago and the company put us in corporate housing in Villa Coronado. We were moved into a place on the third floor closer to Harvard. The parties were frequent and drunken in a nearby apartment, but I really liked the services and the location was convenient so we moved across the complex to another third floor apartment with a balcony that overlooked the bike path.



I can't stress this enough, do not move into an apartment that has the wall of plastic on the balcony, it turns it into greenhouse (feels like an oven) and will jack up your utility bills, and some of the people on said bike path don't seem to have any sense of decency so they stopped often to yell hello and whistle at me and whatnot while I was trying to do laundry. (I can't express how much I now appreciate having my washer/dryer behind closed doors!)



It was a world of difference moving from one side to the other, however... the parking was less of a problem and there weren't any huge drunken bashes going on on that side of the community.



We had no issues with theft and generally speaking the management took care of any problems that came up quickly and efficiently, so I really don't have complaints on that front. I lived above one of the maintenance guys, he's a real sweetie.



Oh, thanks for the link to the brothel... that was right by my first apartment at VC... not a surprise, really... I told you they had wild parties over there! (though it does amuse me, as I remember seeing all the police cars around the complex in October and a neighbor from my side of the place and I looked at each other as one went by and she said, 'is he lost?' and we both laughed. A brothel! who knew?)
 
Update: Coronado lease cancelled. Moving into Villa Siena (Irvine, not CM). Not in IUSD, but I will be out of there before the new school year starts.
 
<p>I live in Villa Coronado and give it a 7/10. I have lived in 10 apartments or so and here is my brief overview:</p>

<p>Freeway - I live in the buildings close to the leasing office which are as far as possible from the freeway and I don't hear the freeway most of the time. I work from home so am here all the time and the only time I hear it is late at night (like now) when things get really quiet. My wife is a light sleeper and it hasn't bothered her as well. </p>

<p>General Noise - Regarding the parties and overall noise, I think it might be particular buildings. My building is full of older folks and the only people who seem to ever have anyone over is my wife and I. I am yet to hear my neighbors or have any problems with parties. We tend to take walks in the evenings and so far, this community feels like an older community. I know there are UCI students here but the pool area is always empty so I doubt they hang out here.</p>

<p>Construction - I was told that VC was built to condo standards which sounded like it was a good thing. However, the walls are quite thin and the general construction of the building isnt that great. Its not terrible but lets just say I know when my neighbors open their main doors. The positive point on construction though is that this place was recently remodeled and all the apartments have granite and upgraded cabinetry.</p>

<p>Parking - this has to be the best community in all of Irvine for parking. My wife gets home between 5:30 and 6:30 and has never had a problem finding a spot. In past communties, we would have to set up a shuttle system to get guests to our apartment from extremely far parking spots but not here. Most of my friends are able to find a spot within minutes and usually only a minute or two walk from my apartment.</p>

<p>Overall, I like the place. My friends from LA who visit often like the resort feel of it all. From checking out a bunch of IAC communities, this one seemed to be nicer looking and had very good floor plans. </p>
 
Coronado thread: One year later.



Greetings all. New to Irvine and living in large complexes. We're looking at Villa Coronado's plan 6, or plan 5 as an alternative. Devouring this site, but who's got recent experience and leasing advice please?



Also, what is the current rent momentum, or what local publication can provide that for me?

i don't know if it's too late or not, but that Ducati is NOT safe in a VS underground parking structure. VS has a long history of motorcycle thefts and vandalism in the underground parking structures. In fact a little over a year ago no less than 180 cars were keyed in one evening. It's absolutely incredible. IAC eventually gave into pressure and offered to pay $500 toward deductables if you were willing to sign some form saying you not pursue any further legal action against them. The standard line customer service was giving was, "We're so sorry something like this happened. It's a shame crime exists even in a beautiful city like Irvine. But if you were shopping at Target and had your car vandalized/broken into in the parking lot, you wouldn't be suing Target, would you?"



and while VS may look more "refined" than ,I think VC is a much better bet. VS tends to draw all the "young adults" looking to impress their friends and have fun.



Are you on month to month (in one of their furnished corporate apartments) or are you signing a long term lease?

what apt number or building is this??





I would love to see who walks in/out!
