Veranda (Aliso Viejo) by Shea Homes

Definitely interesting floor plans, there are aspects of each floor plan that I like and can appreciate. I'll definitely be taking a look at these, more to be a lookie-loo than anything else. But at least they're not recycled as TIC is so fond of doing.
 
We spent a few hours at the Aliso Viejo Aquatic Center today and afterwards I snapped a few pics of the Veranda models.  I think Pasadera sold most of the homes in the $700s and those were smaller, had zero lot lines? and were alley loaded.  Veranda looks like it has side yards on both sides and driveways - I didn't check out the backyards.

I'll take a model 2 with multi gen, passthrough bar, spring spa, bedroom 4, square kitchen island.  the only problem I have is that the "3rd wall" of the family room looks like it also has a sliding glass door.  If it could be a window, that'd be better.  I need to have a long couch in front of the tv/fireplace, sorry.

Looks decent, has multi-gen option on plans 2, some weird spa bathtubs that we'll never use, not too familiar with Aliso... might take a look since wife gave the ok. 

Aliso is a pretty good city regarding location and closeness to jobs, etc.  There are a couple things that bother me though. 
1) Massive power lines through parts of the city.  As long as you don't buy a house right next to them, who cares....
2) Their shopping center is a single location with lots of anchor stores and not enough parking.  It is crowded there and parking can be a pickle.
3) The city is relatively new and I believe the seed money that the county gives to the city for start up costs ended a few years ago.  I wonder how the loss of those funds has affected the city budget and services.
 
I visited the other glenwood homes and they ridiculous mello rooms ($450) plus HOA. Anyone know if veranda requires the same?

I like Plan 1 except for the family room... high ceilings don't work well with sound acoustics.. can probably hear the TV throughout the house.

Didn't really care for the plan 3, no high ceilings.. felt like a maze.. little courtyard in the middle feels like wasted space to me.

Aliso is a good alternative to Irvine. It has higher % of view lots compared to Irvine. Traffic is one big concern unless you go with 73.

I lived in Aliso for several years.  The 73 got to be very expensive very quickly.  Also, for whatever reason, left turn pockets are way too short for the traffic patterns.

$7000 for MR at Pasadera.  Didn't ask how much at Veranda but assume the same, does HOA include golf?

Didn't talk much with sales but grabbed a price info sheet.. Plan 1 starts at mid 800s, plan 2 starts high 800s, and plan 3 from low to mid 900s.  If MR is as high as the neighboring development and a $200(?) HOA, we'll pass on this project. 
 
these prices by shea arent giving me much hope for reasonable prices over at the shea baker ranch development in lake forest.
 
HOA $215, property tax is 1.12%, plan 1 MR is $5600, plan 2 is $6400, and plan 3 is $6500.

So effective tax rate for a plan 2 ($888,888) i'm guesstimating around 1.8%.  Ouch.
