Looks like TIC is having some problems selling off the remaining units over at Santa Cruz.  I was looking on MLS at homes in Woodbury when I came across 4 Santa Cruz listings for sale (209, 218, 219, and 221 Mantle).  Looks like TIC has gotten desperate enough to offer a buyer's agent commission of $15k for each home.  I'm wondering if this is just the beginning or if Santa Cruz wasn't all that desirable of a development.
 
Santa Cruz?  That's practically Watsonville.  Who wants to live there when you could say that you live in Carmel.

(disclaimer:  I know nothing about the different Woodbury tracts.  I only show up on opening day for the free hot dogs and hamburgers).
 
I have to agree with jumpcut. Woodbury is definitely much better than WE or Stonegate in terms of location and amenities. I'm currently renting in WE (apartment), the road noise from Sand Canyon is very very unbearable. It's a major Truck route and Waste Management route. Noise and dust is my neighbor. I was waken up pretty frequently at 3am or 5am because a heavy truck just ran by.  :(

Actually, WE and Stonegate villages are tiny with amenities only compared to apartments. IMHO, the prices for WE or Stonegate homes should be at least 10-20% lower than those in Woodbury. But actually I won't consider buying in WE or Stonegate... I guess I have enough... can't wait to move out when the lease is up.
 
wow is the noise level really that bad? I noticed too when we went to check out our place in WE.....how far do you live from the street? are you at a unit right over the street?
 
btw USC, they are having trouble selling the residence 3 in coronado...they're giving 15k broker cop as well ....i think this is a very bad sign...I am ready to bail.
 
There is only so many people ready to buy.  They might have exhausted the pool.  This might be bad for them but good for everyone else.  the harder it is to sell the better product they will make in the future ... I hope.
 
They may have reached a saturation point with the lower end products... especially with all the credits/incentives running out.

This will be interesting because they are ramping up construction at Portola and Stonegate East.

Does anyone know how Primrose is doing? When I went there... the sales guy seemed concerned that he wasn't getting the traffic he was expecting.

I'm thinking the outrageous HOA and MR for the detached products in Portola has something to do with it...
