I came across this nice house in Tustin. It's been sitting empty for nearly three years. What a waste!

Good find! We'll have to keep an eye on this one. I would hate to be the owners of that property paying the taxes, maintenance, HOA, etc. on an empty house.
 
Went and looked at <a href="http://www.orangecountydevelopments.com/2008/02/prospect-village-in-old-town-tusin/">Prospect Village</a> today in Old Town Tustin. They are nice, but way overpriced.





These are labeled as SFRs, but do share a common (short) walkway to the front door (one walkway for every two homes). There are only two styles of home. For each home, the first floor is work space (complete with disabled accessible half bath) and garage. The second floor contain living and dining rooms, kitchen, two secondary bedrooms, balcony, and a full bath. For each unit, the third floor is the master bed and bath.



Residence A contains 914 sq feet of work space and 2,095 feet of living space. Residence B contains 464 sq feet of work space and 1,859 sq feet of living space. Residence A prices range from $1,095,000 to $1,264,500. All Residence A faces Prospect (and most expensive unit is the one located on Prospect and Third - the model). The Residence Bs all face "Prospect Lane," the alley between Prospect and the back of Black Sheep Bistro. The asking price for Residence B is $859,000, except for the model, which is $934,000.



I like this project a lot because of the walkability of neighborhood. The prices, though, are far too high.

That project seems really cool, and in a great location. Were they serving the Kool-Aid powder on mirrors to get people to think those prices are any where near reality? I wonder how long it will be before we see the ads for the "Auction of Prospect Village"? Did they not catch the ads for the Brea lofts? Well, maybe by then the auction will have prices in the 2008 year range and not the 2025 range, then I might be interested.



Being that close to Black Sheep Bistro could be good or bad though... a regular for tapas night, mmmm...

Exactly what I thought. Is Black Sheep a feature or a bug? Even on $15 Wednesdays we have never been able to have a tab of less than $80 there. They offer corkage, though, which is nice.



If these were in the $400K to $500K range, they would make a lot of sense.



Also, while Pelican Properties might be serving Kool Aid, <a href="http://retailtrafficmag.com/mag/retail_changing_course/">they no longer drink it themselves.</a>
 
Okay, here is the thing, HTF am I supposed to take a homebuilder seriously if they do not have a website? Um, maybe in 1998 I could understand that, but 2008? I know 3 year olds that have websites. Unbelievable, that in this day and age you can't find their website with a google search. Eh, maybe they saw the Blightwater thread and thought better of it.

Half off of what? Not half off purchase... Maybe half off original list, but I think probably a bit above that. I'd guess $1.35M.
