Tustin Meadows feedback

There seem to be some well-priced homes in the Tustin Meadows neighborhood. I'm not familiar with Tustin. Can anyone who is familiar with this neighborhood provide any feedback? Mostly in regards to safety, crime, demographics. Thanks in advance.
 
It's bordered by red hill to the west which is not up to Irvine standards. But if you can overcome that the neighborhood seems fine. I get tempted to buy a single story there.

Just stay away from the train tracks to the south/edinger. It's a quiet zone but you don't want to live next to the tracks.

Schools aren't great but you can probably transfer to a Tustin ranch school. Not sure about the crime in the area.
 
+1 to qwerty's post.  I'm personally not a big fan of the area, as it is very close to Red Hill (some people call the area "Tustana"), and the schools are poor by OC standards.  There are some "newer" homes in the area, but they are surrounded by older homes, so comps won't go up very much in terms of investment.  The homes in this area are well priced for a good reason.  Best thing to do is drive around, get a feel for yourself.  Google map satellite pics and street views will only take you so far... :)
 
Its an older neigborhood, but does have a nice neighborhood feel, with large old trees, decently upkept houses and big lots. We went to a birthday party in this neighborhood and they were able to hire two ponies to give rides in their own backyard!!!  They have community amenities and I believe their community center was recently renovated.

If you like prefer the newer Irvine "Tuscan" or "Mediterranean" style product though, you probably won't like this though. It kind of reminds me of the old Turtle Rock type houses from the 60s and 70s, or the flat parts of North Tustin.  Its not as manicured as Irvine, but feels more "real" to me. You may have a different reaction, depending on your preferences.

Also, the schools are not as good as Irvine or Tustin Ranch. I think one of the families I met sends their kid to Red Hill Lutheran private school.


 
I'm not one of those Irvine or busts people as I think Irvine is actually a bit overrated (although I like it). I think there are pro's and con's to many places but I've long said if I was going to live in SoCal, it would be in South Orange County and my definition of that is essentially Tustin Ranch South (excluding San Clement, etc). Basically to Mission or even Ladera, which has its perks, despite being locationally limited.  Anywhere else in Tustin, while it can have its perks, doesn't have the schools / overall appeal of the rest of the area and wouldn't be on my person list for those reasons.

I also think if you want space and cost, there a lot of other options that I think would be better, including foothill ranch, mission viejo, laguna hills, etc.

I would agree that there are lots of good choices in South County, if the  location of your job makes it practical for you to commute from there. Mission Viejo, Aliso Viejo, Laguna Niguel,  Ladera.


But if due to job you are not really able to go that far south and maintain a reasonable commute that won't suck your soul away, then parts of Tustin may be a reasonable option for space/affordability in central OC, without too much of a "ghetto" factor.

Me personally, I have to commute from Irvine to a job in Anaheim, and I can't stomach the idea of having to commute into and THROUGH Irvine traffic in the AM to get to north OC--so unfortunately, no south county for me, no matter how nice and more affordable houses are :(  The traffic is only going to get worse in the future.
I would argue that in cases of Anaheim, an affordable option, while still nice, would be Brea / Placentia. That said, prices there have gotten pretty expensive.  But completely agree. Every case is a little different depending on traffic.  Ultimately, when it comes to OC, most of the places are pretty nice and we are arguing which "nice" place is "nicer". Although there are obviously certain exceptions to that rule.

I hope someone on Tustin legacy builds traditional sfrs with 3cwg 3000 sq ft home with separate formal areas and great rooms And lofts on 8000 sq ft lots at a 20% discount to irvine just to see if IHO would pull the trigger.
