<p class="MsoNormal">I am looking for a townhome that is close to the beach, but still in Irvine. My price range is $580K - $600K….So I am looking at town homes in Turtle Ridge (Ashton Green). It would be great if my son could attend Vista Verde. I like this area because it is on the border of Newport Coast, but still in Irvine. Turtle Ridge just seems so much nicer then Quail Hill. A lot of these people bought in 2003, so they have a lot of negotiation room. Oh well…everyone has their own opinions, but I could see my family being very happy in TR. Has anyone ever looked in this area? I think it’s the nicest part of Irvine. Currently, we are renting in Tustin. </p>
 
<p>Hi John Shaw... welcome to the site. Yes, a lot of people agree that Turtle Ridge/Turtle Rock is a nice part of Irvine. When I was searching for a home in 01-02, I remember prices in the $300s... Kind of wished I bought in the area, but found a great plan in Oak Creek. </p>
