Ever wonder where those numbers come from on your Settlement Statement (HUD-1)?  A big chunk of it goes towards title insurance, found a site that compares rates.  Shop around, save some money.

Just beware... not all title insurance policies are the same.
Some are voided if you transfer them in-or-out of a trust, or make other minor changes.

Per the boilerplate CA Residential Purchase Agreement, you're supposed to get a HOP policy (Home Owners Policy). Some of the local title companies/agents are notorious for offering a lower-tier coverage but charging for the most comprehensive coverage.

I would venture to say many/most agents don't even know what to look for on these policies, which is one of the often-overlooked items where experience and knowing to ask the right questions matters.
