Thoughts on Tustin Field?

We were considering possibly looking into buying a home in Tustin Field, but I'm relying on you Irvine (and borderline Irvine) experts to tell me what's wrong with it. Prices are fair and most of them are Irvine School District...so what's the catch? I have seen some of the disclosures and noticed that the contaminated land from oil disposal is listed, but that it was supposed to have been cleaned up. I also saw that it's within a mile of a major natural gas line. Is this just a Tustin Field thing or is that an issue with much of Irvine?
 
In 2012, we were seriously considering to buy in TF for great floor plans and value for money. Dropped the idea, mainly for 2 reasons:
1) very high yearly bond ( checked, it is for 99 years).
2) though it is IUSD, assigned elementary school had very low rating and bad parent reviews. It was big surprise, we thought all irvine schools are great.

The assigned school showed in the MLS listing was different than in the school locator and found it was due to recent re-zoning of schools. Again, was reality check that not all IUSD schools are as great as we thought.
 
We considered only SFR. And the one we made an offer was single level (if I remember correctly it was 3500+ sq ft built area and 8000+ lot size). Excellent floor plan. I think, there was a water creek bed in the back of those houses and a trail.
 
Yeah, there are some nice homes on that side, and some have decent lots. But it's the disclosures and environmental issues that have me concerned. Don't know if those environmental hazards are typical in Irvine or are specific to Tustin Field. This is what I'm trying to figure out. Also wondering if the all the new Tustin Legacy development will affect the area in a negative way.

The elementary school that's assigned is Stonecreek, which I've actually heard is a great school. It was ranked pretty good to my understanding, but I didn't look too much into it since we are already in another school.
 
MLS listing had Stonecreek, when we made a trip to the local park and asked parents and found there was re-zoning recently. There was one year around elementary school (did not work for us) and Culverdale was traditional school (back 2012 was not gr8 rating and parents reviews).
 
Hangar is one thing. The constant flow of Jets landing is another. During the Santa Ana's they take off over TF - relatively speaking - and the noise is really something. Not for me. 
 
Aside from the location issues, I didn't like the community or the layout of the homes.  It is super-dense for Irvine/Tustin and most of the homes were three stories.

we went at various times throughout the day today to get a feel for noise from jamboree for those houses backing jamboree and waited to hear the train noise.  we definitely heard the whistle but the earth wasnt shaking under us.  with the noise reduction, the whistle shouldnt be a problem. 

TF2 is the best location east of Jamboree.  It is away from the train tracks to the north and away from the garbage dump to the south.  Once the quiet zone goes into effect you won't hear the train at all.

Just in case anybody thought any differently.. There actually are low income units on BOTH sides of Tustin Field. Every floor plan in the tract of SFR's that lines the park and main entrance of Tustin Field II is affordable housing with the exception of a handful of homes.
