Location is not bad, convenient to the toll road and it's pretty quiet over there by Saddleback Church.  It is almost borderline MV though.

Is Province West over by the Oakley Building (off Glen Ranch and below the homes in Portola Hills)? Was by their the other day and tons of grading going on their. I always though the land over their was owned by a different builder and I like the location (even though flatter, would suspect some of the homes will have nice city lot views). I know it had been intended to be developed for pretty much forever.

If BR Summit starts in the 1.3-1.5 range they will probably set new records. I can see Toll Brother's adding $500k in upgrades for the models, so say $2M+ at buildout for the models.

I love BR, but for $2M I'd take Hidden Canyon /shill
