How desirable is the Portola Springs area relative to other Irvine neighborhoods with equivalent homes? It seems pretty far inland.

I think the general consensus here is that it is not among the most desirable - or at least at the moment. The community backs to the 241 toll road and is bisected by Portola Blvd (although such bisection does not appear to have been deleterious to Woodbridge). Currently, there is no shopping center or "third place" for the community, and to shop the closest center is Woodbury. To me, the biggest drawbacks to Portola Springs are the very, very high Mello Roos (Mellow Roos?) and HOAs.

There's a wide price difference between the three models ($289 - $365 / sq. ft.).



For someone moving-up from a smaller house, the furniture is a good incentive, expecially for someone who don't like to decorate their own home. Not sure what is included and what's not ,but it could be worth $50k (am I way off here?). The landscaping is done as well with pool and spa, so that's another $50k easily. Add the upgrades for another $50k and these homes are priced in the $250-$320 / sq. ft. This seems to be a much better deal than other new homes for sale. These three homes should be the next three homes sold in PS.



Side note, why is the exteriror of the first model so different than the other two?

Didn't realize that the "broker" on record is in fact... Peter Altuchow, First VP of Sales and Marketing of Pardee Homes, based out of the IE. Or is he the director of sales for Pardee Homes. A couple of different titles/positions can be found when you <a href='http://www.google.com/search?q=Peter+Altuchow&ie=utf-8&oe=utf-8&aq=t&rls=org.mozilla:en-US:official&client=firefox-a' target='_blank'>google his name</a>.
 
Even at $289/sf, it can be a risky deal... considering that you would only be surrounded by dirt lots. How long would you in be in "exile" before the next homes (from a different builder) would be built???

That's a good point. I didn't look where these homes are located, but usually they have the best spots so that when you visit and sit in the kitchen or bedroom, you go..oh wow, what a great view!



The noise of all the homes being built around you for the next few years is a huge factor as well.
 
Tricky the Serra's by Standard Pacific Homes have better view lots (lolercoaster, I wonder how THAT happened!)... Both properties have good designs. But, I can bet my last dollar Bren's son wants those 3 houses off the market. Price busters are never welcome. btw, I would buy one of these before the Villa Rosa Lennar....bigger lot, better build, and better designs.
 
You make an interesting point about Bren's son. I wonder what the bottom dollar would be for the homes? Hmm...<I already left a VM for Peter A.> ;-P

Actually, Bren's son has CalPac, not StanPac. In any event, you are right. The people who hate these homes more are Taylor Morrison (La Colina), in whose price range they squarely sit.

My wife likes this one, too. We walked into this house a few months ago. Apparently they left the front door unlocked. I don't remember seeing any furniture in the home (otherwise I would have stole it) j/k

No way. These are perfect for an Asian multi-generational family house. If you look at the trends on the foreclosures, it's not the asians taking the rappy loans.
