The Park at the Irvine Spectrum

I hear that this one is going to be the last IAC development for atleast 5 years by the Irvine Company. It is supposed to mimic the The Villages of Irvine Spectrum. I like going into these new IAC developments as they have a lot incentives when there is a lot of vacany and the incentives drop off as the occupancy rates reach 90% as it did to Palmeras, Mirasol, and Esperanza. I also like the location as it is right off the 405, near Laguna Crossing, and Quail Hills. I know that there is already a thread on the Villages, but those who live in the Villages, do you enjoy the location and the entertainment the Irvine Spectrum offers compared to a more quiet neighborhood experience like Woodbury Court. It seems that the Park is opening up for sale in the fall, anyone know exactly when?

Sorry, I meant leasing will be open for sale in the fall. It looks really nice. I wouldn't mind chillin there until 2012.
 
"Community Amenities:... Movie theater with seating for 20"! That sounds nice. My IAC doesn't have that. ..."4 Clubrooms, including a wine cellar-themed room, a sports-themed room & a fireside lounge."

IAC will offer some significant incentives to get the place leased up as quick as possible. There is a reason why The Enclave is offering 6 weeks free rent and most other IAC complexes don't...that's because it has a higher than normal vacancy rate. IAC is probably targeting a 90-95% occupancy for their apartment complexes.

I work almost directly across the street from the Park, and directly across from The Village. Those are both very beautiful communities. I look out my office window right down on the Village, and see a lot of the residents out and about. Looks like a great mix of young professionals as well as many young families pushing stroller and such. I love working in this location right next to the Spectrum, I'm sure living there is great as well. I think if we were in the market for an IAC unit this would be near the top of our list. I think the assigned elementary school is Alderwood, as well?
 
I spoke to my husband about this today, and he told me that a fair number of people from Blizzard live in the Village, but that a few of them have moved from there to here (Woodbury Place). The main complaint is noise, and that there is 'too much' going on there. Perhaps it's an age thing. The Village kind of struck me as more of a singles/young adults location. The amenities list of The Park made me curious, though. It almost sounds like they're attempting to appeal to a slightly older demographic.
 
Personally "The Park" will have a density of population so high. You might as well live on a cruise ship.

This thing is 4 stories high. The Apartments are from 600-1200 Square Feet. I just dont see the benefit

of paying top dollar to live in a shoebox to be close to the Spectrum. It took awhile for the Village to fill

up and that was when "Times were Good" economically. We still needed hoards of Mortgage Brokers over at New Century

and Quick Loan. Now we need hoards of "Modification Agents"? Until unemployment numbers stop getting worse. I just dont see the

job market in the area supporting this project and its full occupancy anytime in the near future.



They dont have the prices yet on the website. But it will be curious how they price this new product.
 
I live in the village and I love it. The spectrum is very busy but when i get home it is very quiet and serene. I like all the small get togethers they have like the movies on the lawn and taco tuesdays. The people i have met have been really friendly and the staff here is wonderful. they keep the place clean and beautiful.



I don't know how woodbury could be any more quiet around here but i ve never been there before. In any case I would highly recommend it to anyone who moves down in this area.

I was there once late, and there is a bone head in a BMW M6 that is so loud, you wouldn't believe it, I watched him from the window and he went up and down Spectrum for no reason, like 2-3 times, around the roundabout and back and forth. No freakin reason except to make noise late at night. If you know the guy with the BMW M6 with a weird dark color, he's a bonehead.
 
Don't get an apartment facing the street. You will hear the cars passing by.



Also if you want quiet, go for Mirador. It is the most family friendly and quietest. You rarely hear any noise.

If you have a family, you simply cannot beat woodbury lane or woodbury square for IAC. Its no contest. Its always peaceful, clean, and quiet. Great green/landscaping and lots of enjoyable walking in the surrounding neighborhood to all the parks. I dont know about woodbury place, I hear they have a slightly higher percentage of younger/roudier tenants, but not by much.



edit: I do not have a family, per se, but I appreciate these things because I'm an old man at heart. =P
 
When I first moved to Irvine, I lived in Villa Siena, a project much like The Park at the Irvine Spectrum. It is much more urban feeling inside the project. The "grounds" are entirely created on top of parking garages, and they are landscaped beautifully. This podium type construction is very expensive, but it does create a great apartment living experience.

Not all of us BMW drivers do that...some actually take it to the track to open it up.

I've seen that car a lot. He has it painted Matte Black with Carbon Fiber Hood and Trunk. It actually looks really ugly but he must have spent a lot of money on it. If that is single threaded carbon fiber that's really pricey.

That's funny ha ha. So you know whom I'm talking about. Well, if you know who he is, tell him he's a jerk. No reason to drive back and forth so late at night. Probably showing off to his chick or something. And, if you guys don't believe how freakin' loud his car is, hang out and you can hear him drive by.
