The Enclave - IAC in Costa Mesa

Has anyone noticed all of the commercials on TV about IAC's The Enclave apartment complex by South Coast Plaza? Are they offering the 6 free weeks of rent because they are hurting on occupancy with a 14-16 month lease? I almost wich my lease was up now so I can move over there to get those 6 free weeks of rent and pay $60/month less for the same floor plan I rent at Quail Meadows. Anyone on here live there?

Hey Trojan,



I live at the Enclave.



1. Freeway noise depends on the building. I'm in building #405 facing the 405 (appropriately named building). I don't have an issue with the freeway noise. You can hear it for sure with the windows open, but it doesn't bother us. With the windows closed, there is no issue at all.



Freeway noise won't be a factor for any unit north of the main pool. Check out the <a href="http://www.rental-living.com/Communities/The-Enclave-at-South-Coast/Site-Plan/">Site Plan</a> to see the locations.



2. Dust... Can't really tell if there is more dust than normal. I would say no. It could be because the dust is clouding my judgement.



3. The parking situation is good, but it is filling up quickly. At 100% capacity it will probably be a challenge. One of the reasons we like the south side of the complex is that the parking situation is a bit better. Many people do not use the garage as a parking spot (which is technically required). I suspect they will enforce this more as the complex fills up.



4. It's hard to tell what the vacancy is. If I had to guess, I would say it's 50-70% filled. That's a total guess, though.

Thanks for the info! How you enjoy living there? How long have you lived there? Is it more family oriented or more of a place for younger professionals? I like the central location to Irvine, Huntington Beach, and Brea plus the 6 weeks free rent is also very nice. My current lease expires on 10/31 but I'm planning ahead. If I do move I'll definitely split the referral with you.

I dig it. We've been here about 10 months now. The central location + the amenities is exactly why we're here.



We chose this place after we sold the condo because we wanted to live somewhere we would enjoy while we waited out the housing downturn. It has been a great experience. There is a mix of young professionals and families. Very cool people in general (a couple of not-so-cool people, but nothing is perfect). There's a neat little play area if you have a kid and the pool area is great. The on-site movie theater is nice too.



This post makes me feel like an IAC salesman (I feel so dirty) but it really is a great place to be.
 
SC, my friends pretty much said what POF posted. I got the plan and price they are paying for you, though. Plan D 1 bedroom at $1450 per month.

Thanks for the info. I'd either get the Plan C, D, P, or Q. If they do away with the 6 weeks free rent and depending what Quail Meadows comes back with on the renewal, I may not move there. Also, if I do get that offer from that bank in Brea I may just move up to Fullerton/Brea/Yorba Linda. The good thing is I got about 5+ months to decide.
