Hey Trojan,
I live at the Enclave.
1. Freeway noise depends on the building. I'm in building #405 facing the 405 (appropriately named building). I don't have an issue with the freeway noise. You can hear it for sure with the windows open, but it doesn't bother us. With the windows closed, there is no issue at all.
Freeway noise won't be a factor for any unit north of the main pool. Check out the <a href="http://www.rental-living.com/Communities/The-Enclave-at-South-Coast/Site-Plan/">Site Plan</a> to see the locations.
2. Dust... Can't really tell if there is more dust than normal. I would say no. It could be because the dust is clouding my judgement.
3. The parking situation is good, but it is filling up quickly. At 100% capacity it will probably be a challenge. One of the reasons we like the south side of the complex is that the parking situation is a bit better. Many people do not use the garage as a parking spot (which is technically required). I suspect they will enforce this more as the complex fills up.
4. It's hard to tell what the vacancy is. If I had to guess, I would say it's 50-70% filled. That's a total guess, though.

Thanks for the info! How you enjoy living there? How long have you lived there? Is it more family oriented or more of a place for younger professionals? I like the central location to Irvine, Huntington Beach, and Brea plus the 6 weeks free rent is also very nice. My current lease expires on 10/31 but I'm planning ahead. If I do move I'll definitely split the referral with you.
