recently the place i rented now has an termite issue (rear door frame got some damage from termite).
i am wondering for new constructions, do they ever treat the wood frame to be termite proof?
is there any ways to prevent termite for the new constructions.
the termite guy did mention that treating all the wood frame will help. but i guess builder won't allow you to do that. any thoughts on this?

I know they have this blue paint the is mold and bug resistent they put on the wood.  Or you can buy the wood pre treated with the paint.  (Called blue wood obviously).  Builders have all the frames pre built and shipped to the site...i don't think they'll let you do any type of treatment to the wood.

I think Orkin does have some type of chemical you can put AROUND the house, but you have to have that treatment done every 6-8 months or something like that.  I'd ask Orkin for specifics.

sales just told me IP homes are not required to be sprayed for termites, but all wood that touches concrete (foundation) has been treated... so that is the only part that is treated... rest of the structure is not treated and neither is the soil... the only thing done for the soil is a vapor membrane to prevent moisture from coming through to the foundation...

100% correct.  According to research done at IP, termites tend to favor other builders' (but they can't mention the name) homes than theirs.  Therefore, it's an unnecessary expense.  With the money you save, you can use it to spend on over priced upgrades at their design center.

If do you purchase an IP home, it comes with a free anthill.  Stop by your house when they are not building it and you will see discarded food attracting flies and ants.  I already have an ant trail in mine, thanks to the workers eating lunch in the place.

Yeah, TIC sent a memo out that termites weren't allowed in their Ipac homes and can only invade other homes.  haha

to cheer all of us up and be more positive, ants will help kill termites.
so maybe just treat them as your friends :-)

lol the real question is if IP offered termite treated wood as an option, how many ppl would actually pay for it...

hahaha im not sure about this one... cause treated wood doesnt mean it will 100% be termite free, there are still instances of termite infestations in treated lumber (could have termite eggs in it prior to being treated n the treatment misses it... or if the termite really likes ur wood, nothing less then metal can stop termites, let alone treated wood... only thing good about treated wood is just saying "hey look at my neighbors house, the wood there is less of a nuisance to chew, so dont chew mine")... but lets say the lumber company warrants any termite damages for 10 years, and then IP does its normal 30-40% markup... lol, for the 10 years peace of mind, if its less then 3k i might actually cough up the cash hahaha, but anything more then id have to do some deeper cost analysis...

i just found out that some termite wood have lifetime warranties now... although they seem to be limited warranties, either against certain usages of the wood, termite species, or types of buildings... :-\... anybody know what termite species is common in irvine?
