Starting a New Business--Looking for Office Space in Irvine

<p>Since there are so many savvy entrepreneurs and business people on this board, I am hoping someone can help me out.</p>

<p>I'm looking for a small office (<1000 sq ft) or a cube in a shared secure office and I'm having a tough time finding anything reliable (just about every online ad and craigslist ad is a bait and switch). Ideally I'm looking for a desk with high speed internet for a full-time sales person I am hiring, on a month-to-month basis. My budget is about $300-500/mo for a cube and $800 for an office. </p>

<p>I know there are companies that do nothing but rent office suites in part of a shared executive-style commercial building, ie techspace.com in Aliso. Of course, I'm looking for something local. Does anyone have an experience renting a suite or cube from such a company locally? Any recommendations?</p>

<p>BTW I have tried the Irvine company's website and everything they have listed is $1800+/mo.</p>

<p>I am in high tech sales and have many customers with offices in Irvine. I can ask around to see if any of them have extra space that they would like to rent out. </p>

<p>Out of curiousity, if the space is just for 1 salesperson that is working month-to-month, why provide an office at all? You can meet at Starbucks every morning and then he/she can work from home.</p>
 
The listing prices here are higher than your budget but who knows.. you may be able to negotiate a better price:

Thats the problem--my sales person cannot work from home due to uncontrollable circumstances. Personally I work from home and love it. I have a nice office with a couch and dual 24" flat screens etc. The commute can't be beat.

I've already tried irvineoffice.com, everything is pretty expensive! I don't need to be in a big corporate tower but thanks for the suggestion.
 
There is an executive office park off Moulton in Laguna Hills, you might want to try there. Not sure what the prices are but its no more than a street light or two from Irvine.
 
If you are looking for the 'lower end' of the executive office opportunities, you might check out the one at 1682 Langley Ave. Definitely not the place to meet with a potential customer - parking is VERY difficult - but they've got the basics, including high speed Internet. I occupied an office there for three years. I now work from home, and quite true, you can't beat the commute.



Be careful about three issues, no matter where you choose:

1) Parking, as I mentioned

2) Do they turn off the A/C on weekends? (If you need to occasionally work weekends)

3) Theft from offices. (A potential problem with so many short-term tenants.) Look for some video cameras in halls and at exit doors.
 
I will definitely ask around. Seems like a lot of us work from home :) My wife's manager just approved her to work 2 days a week from home. I am kind of nervous cause this is my space between 8-5! heh...
 
<p>Priced Out - I have some excess office space (an empty office and 2-3 empty cubes) and might be willing to house your person. Wouldn't mind a little short-term lease revenue to defer the cost of some servers I need to buy... </p>

<p>My office is on Von Karman, near Barranca - Von Karman Corporate Center. Class B building managed by Arden, which is now GE. Have a T1 from Cogent and a biz class DSL from Covad for backup. I could put your person on the DSL maybe, although if our T died, we'd have to swap over to it.</p>

<p>Alternatively, check out <a href="http://www.regus.com/">http://www.regus.com/</a>. They are the big boy on the block in terms of executive suites but sometimes you can get deals. I rented a couple of small offices from them for $1800 per month, although that wasn't in this market so I don't know what they charge here. Their facilities, service and amenities are top notch though...</p>
