Square Footage Difference between Assessor and Builder

I just talked to the tax assessors office and asked about my property description since I have a value assessment appeal coming up. Anyways, the lady mentioned that my sq. footage is listed at 1612. This was a bit shocking to me since the builder listed this model as 1526. Does anyone know where the difference comes from? I guess this is a good thing since I can list my house as being 1612 sq ft. when I sell it.
 
The assesors data does not always tend to be acurate.

Sometime when people do add on the city "forgets" to report it to the assesor.



Since it sounds like you are in a new development I think it would be reliable.

When the builder is showing the properties it is always stated to be an estimate, maybe they underestimated the sq ft.
 
I have seen some builders list the sq. feet a little smaller as to lower the Mello Roos taxes if they are based on size. Since it is an estimate there is wiggle room. If you send 5 appraisers in you will get 5 different estimates on sq. footage. My guess is the assessors office has made a mistake.
 
i have the original drawings for my condo so i can figure out the definite sq ft. on my place. do you know what areas are included in sq. ft. calculations?

always wondered about stairs. that's actually a significant amount of unliveable space. what about storage areas like closets, under the stairs, etc.? just not sure if measurements are wall to wall or wall to outside of door.
 
as long as the closets or storage are part of a bedroom or an interior living space it is included in the sq ft

so yes storage under the stairs would be part of the sq ft.
