Since the other houses in that area closed around $375, I am guessing the offers will be around $350-$375. Any clue what the rents are in this area? It seems to be in good condition. West Irvine is a good community with good schools..has me thinking.

West Irvine has seen some big ouchs. This is nothing :-)
BTW, have you considered West Irvine since you are not bothered by an older house?
 
I have not.. clearly I need to do more research. I knew West Irvine is zoned for TUSD and paid less attention after that... but I think my budget requires me to expand my search area a bit... I'm very thankful for all the responses I got today, now I gotta go do some homework.

I do want my kids to work hard. But they ought to be self-motivated and understand why they should work hard. On top of that I also want them to find a balance in both their adolescent and adult life. Work hard and play hard... I have friends who has kids that goes to Whitney and Oxford and I honest think their life is out of balance and they don't even know why they are living their life the way they are -all caught up in the competition.

I think those of us that has kids and loves them would always strive to give the best to them and I am simply trying to create the environment that I believe is required to give them the best opportunities. What you and I think is best for kids might be very different, it's all subjective.
