What would be an estimated selling costs for a $700k SFR in socal?

Assume buyer and seller agents are two different agents/brokerages. I am interested in learning the basic cost structure in terms of agent commissions, title, anyhting else.
 
Commission would be 4.5-5% (I don't see very many 3% buyer agent commissions anymore).  Closing costs are around .75% +/- property tax and HOA prorations.  Here's your list of typical closing costs....
