I went. Models are beautiful. Million dollar views. Floor plans were all nice. TayMo did a great job, part of it is because they don't have TIC dictating. Def considering a possible move out of Irvine. I think future value on these will be huge. Decent amount of traffic. Didn't see many fcb but there were some. Friend of mine, who spoke Chinese, over heard them say they were blown away by the ocean view.
 
How far is this place from the decommissioned San Onofre nuclear plant?  Can you see from the lots?

Close, but can't be seen due to the topography.  Views range from peek-a-boo to full-frontal ocean.  Not bad considering you can get a full-frontal in one of the smaller homes for about the price of that Capella home everyone is bashing on another thread.
 
This is one of the nicer places to buy.  Ocean views, new home smell, reasonable prices....damn long commute. That said, I'd rather buy here than Rancho Mission Viejo (if I was looking south county). Plus you can hear the booms from the navy station from time to time, haha. 
 
Totally agree, that commute won't do, otherwise that's a nifty location, dream view...
Unless I start to become a day trader and work from home. 
Of course if I fail, there's that affordable housing opening up in Irvine.

I didn't notice the plant. Could have been distracted by the view and the price. Compared to Irvine / Newport, these prices are a bargin for full Ocean. I wish I worked remotely from home  :-\

I know, I wish I didn't work in North/central OC. Otherwise, I'd buy there, but the commute is just too long.

Did you consider the metro link?

We went this weekend; looked at Aqua and Sapphire and were unimpressed.

With the major exception of the views -- however, there is so much density in these neighborhoods, it's really a select few that have views. Even when you tour the models, envisioning homes stacked behind you reduces the view from 180 degrees to 30 or so, and it's off to the side of your home rather than directly behind.

Sales office quoted $400-700k for ocean view lot premiums, depending on the neighborhood. Mello Roos @ ~0.7% average (total property tax 1.8%) regardless of home, meaning $8000 - $12k per year on top of 1.1% state/county taxes. Then add $200-$250 HOA, which gets you a clubhouse and some common area.

The Aqua community has the most affordable homes. These are 5 pack motorcourts with some shared wall garage action. Sales office insisted they are detached SFRs. Still, $600k view lot premium in this tract means seeing blue will have you at $1.6M for a stripped stucco box with a small yard.  :o

When you look at what you can get in resale for $1.5-2.2M, these make very little sense.

The market seems to agree, as some have hit the MLS and haven't budged. Here's an example view lot with a $400k premium:

Prices for both communities, non view lots, are attached. Both are at phase 2 and have available homes from phase 1.

By the way, the new outlet mall/shopping center across the street does add some appeal, and so does the park/jogging trail that hugs the coast.  But the neighborhoods themselves are extremely dense. I understand that Azure, the executive tracts, have larger lots but the air is thin over $3M.
