One of my clients will have me list his Santa Clara Plan 3 condo in Stonegate in the next few months. 
The condo will be ranged price from $500k to $540k.  It's a 2 bedroom/2 full bath 1,322sf end unit with only one shared wall.  The seller is open to private showings by appt prior to listing it on MLS.

Interesting, never seen someone actually use wide surrounds in a non-dedicated home theater room.

That's like comparing apples to oranges...Stonegate is more desirable than CV for several reasons and trading at a higher premium for those reasons.

Santa Clara is near Irvine Blvd so it's in the southern part of Stonegate, basically the same distance than the homes in the north part of Woodbury.  So basically the pricing for Caserta is >$400/sf based upon your information.

isn't this place a bit small for families?  Seems more for a bachelor, empty nesters and maybe newlyweds.  Do people who buy condos this size care about the schools?  Even if they were to have a kid while living there, they would probably move before the kid turns 5. 
Maybe for you and I (and several of the other folks on TI) we can't get our mind around a family of 3-4 living in a 2-bedroom residential unit but it's more common then you think in Irvine.  Parents make the sacrifice for their children so that they can attend Irvine schools.  I saw many families of 3-4 living in a Irvine Co apartments and in the Quail Hill condo tract that I used live in.  So to answer your question, yes they do care about schools.  If they didn't then the prices of these 2-bedroom condos would sell for a lower price/sf than a larger 3-4 residential unit.  Don't underestimate the power of Irvine and its school.  ;)

Last time I checked Mulberry is "trading" higher than Mendocino.
