I am not very familiar with OC and surroundings.

What do you guys thing about these two towns?

Good schools?

What are the pros and cons of these locations/communities?

Prices more reasonable than Irvine/Newport Beach? Best bang for the buck??

San Juan has some nice areas...and some gang-riddled ones. San Clemente has a newer part that's farther inland (Talega) and the beach part of it, which is older.





Both are generally more reasonable than Newport for sure. Irvine, it depends on how close you are to the beach. As eff said, you're looking at a long drive from either place to employment centers, especially San Clemente.
 
Ocean view in San Clemente with 4 bedrooms and detached can now be had for under $600,000.

I have been watching San Clemente over the Spring months, and the race to bottom is officially "on" there.

It looks like a bunch of houses down the street are slipping down the hill. I wonder what that means for the geology of this place? Is it really a "race to the bottom" of the canyon this house is built on?



Is that a hot tub down in the canyon from the house next door? maybe it will be just outside the MBR when your house slips!



It even has a dungeon to keep your third world slave in.

Well kids, we saw that today when an investor picked up <a href="http://www.zillow.com/homedetails/211-S-La-Esperanza-San-Clemente-CA-92672/25594022_zpid/">211 South La Esperanza</a> for $430k. <strong>Last sold 7/28/1998</strong>. Granted it is east of the 5, but this could easily sell for $750k-$775k.
 
San Juan is known for private schools, not public schools. If you want your children to go to private schools, then SJC is a great place to look. It really has some great areas.



As for San Clemente, some people absolutely love it whiles others hate it. A person's preference on which coastal city they like just really depends on the type of person they are. I would recommend spending some time in San Clemente to see if it's something you like.

Why didn't you pick it up for $450k?
