Hello,
I've been on TI for a while, but didn't sign up until today.  I have a question and hope that someone could help :):)

I am somewhat interested in Sagewood Plan 1 at PP.  Where I used to live, it was very difficult to get the city's permit to do anything on the house.  It appears that Irvine is much more flexible. 

Do you know if the Plan 1 can be expanded by adding walls to the exterior space (where the fireplace is) and thereby expanding the great room out to make it rectangular?  It is not one of the options by the builder, but would have to hire an outside contractor to do the work.  Has anyone done it and do you know how much it would cost?  Would the city approve the permit?  The exterior space already has roofing and all so I think all that's needed is to put flooring and two walls.

I think that without the expansion, the great room is too small.

Forget the permit, your HOA/neighbors will shut you down way before of you even thinking of applying to the city.  And you'll also void your builder's warranty.

So you want to expand into the Outdoor Retreat Area?  Your Master Bath is directly over this area.  I'm no architect, but it's not as simple as tacking on two walls and putting flooring down. 
 
Looking at the floorplan, I do think you can turn the outdoor retreat (aka Cali Room) into an indoor space via the Conservatory route.

The HOA may pass it because you are not adding an exterior structure just enclosing an already roofed space. It also doesn't change the front elevation of your home so I think you would have an easier time of getting neighbor/HOA approval.

There is more than just adding two walls and flooring, you would need to account for HVAC as you have basically doubled that space so you would probably need another vent. Have you asked the builder about it?
