Retail closer to BP/PP/PS

Someone on this forum mentioned, there will be retail center on the corner of Modjeska and Irvine BLVD. There are no signs whatsoever, not sure if that is still happening.
 
Retail is struggling with the closure of Haggens, Sports Authority, Sports Chalet, 100+ Macys, etc. etc. I don't think any developer is in a hurry to open a retail center.

There is also supposed to be a retail center at the corner of Sand Canyon & Trabuco by the 133. Expect retail centers to be the last parts of these developments built, if they are built at all.
 
Look at Woodbury town center.  That space between trader joes and home goods (old staples) is vacant ever since the beginning of time. Around Halloween they open up temporarily.

There should be one near the new HS.. no brainer.  A small retail center would make sense with some places for the families to go eat after school or game.
