Renting in IAC Woodbury Soon, need advice...

Been reading some of the previous post and advice on renting, great help, but wished our lease ended earlier as most of the Palmeras 1st floor units are gone... we plan to move at the end of June, and we do not have much time this month to shop around due to vacations and exams.... Is it advisable to go in this early in the month to the leasing offices and negotiate for a place? Any reviews on Palmeras vs Mirasol vs Esparanza vs Woodbury Court (new phase) ie noise level, community etc... More than willing to share referral with anyone here, thanks....
 
I recommend going in near the end of the week (Monday - Sunday). The leasing teams are graded on a weekly basis.



There's probably not a lot of info available on Palmeras, Mirasol, or Esperanza as they're so new. From what I've heard, they're all on the nicer end of IAC communities - you can't go wrong with any of them.

how does one work out the referral, care to walk me through it? I am planning to go in this saturday..... thanks... does the referral fee apply to all IAC apartments? thanks
 
On your first visit they ask what brought you in...you need to give them the name of one of their current residents (that person's name has to be on a lease). When you place a hold deposit on an apartment make sure they give you a referral form to sign. About 45-60 days after you move in your referrer should receive a check for $500.
 
I found the WB Lane apartments to be my personal favorite. Its one notch below mirasol interior (white appliances and cabinets, instead of stainless and wood), but better than anything else IAC has within Woodbury proper. I also like being inside woodbury. Lots of great walking and easy to get to the center on foot.



You may also find that the floorplan slowly becomes the biggest factor. I like mine because it feels very open/bright. The only plan I liked better was another 2br in WB Court with the bedrooms on the opposite sides of the living room and kitchen. (better for guests, or actual occupants)

If you're a renter, I don't think that matters to you. Who cares what the Realtor gets or what fees they pay. Negotiate whatever deal you want so you can pocket the same as using a "friend" referral. I doubt a realtor would pass this up since any profit they get is a plus for doing next to nothing. The benefit to the renter is not having to trust a stranger to hold up their end of the deal. With the Realtor there is accountability. Just my 2 cents.
 
We recently moved into Palmeras, a 1 bed + den. PM me for pricing/deals.



This community is also pretty vacant, so I wouldn't worry about losing a 1st floor unit. It's been said on this board, and I agree, that striking toward the end of the month is ideal, but if you don't have that luxury of time I wouldn't be too worried in this market.



I love my apt - nice finishes and amenities, and very quiet.
