would it be out of line to start a discussion about rentals in non-Irvine cities?





i would love to live in irvine (as i work there), and the string about Woodbury Place was INVALUABLE. however, as my gf works in LA county, irvine is a no go.





Anybody have any good recommendations for north OC? Anahaim Hills, Placentia?

I used to live in Placentia. If you and your GF can take the train, there's a train station near La Palma & Tustin Ave.





Fullerton is nice, there's a train station by downtown fullerton off Harbor blvd. The rental apartments by intersection of Harbor & Chapman is very nice and within walking distance to the Fullerton Train station, but further away enough so that you don't get the train noise.





I don't recommend commuting (by car) from North to South direction on the 57 or 5 FWY. Traffic is very bad from Placentia to Irvine.
 
Not out of line at all! I'm sure there are others reading that might be in a similar situation. What city does your gf work in?
 
You mentioned Anaheim Hills as a possibility. Take a look at Eastridge Apartment Homes. It's a complex located in the hills of Orange (right next to Anaheim Hills). It's on the corner of Imperial/Cannon and Via Escola.

You're actually going in reverse-direction of my daily commute, LoL. I commute from Irvine to Brea for now, but my work is moving to Irvine in late summer.





if you're interested in Placentia, look around Rose Drive (Tustin Ave) & Alta Vista for newer properties (to rent), or Kramer & Alta Vista for older rentals. I don't recommend renting south of Chapman Ave, the properties there are not very well kept.


Take a look across the street from Placentia Sports Complex by Alta Vista & Jefferson. There's a gated community there with mixed single family homes & condos called Altrua (?) built in 1998, when the 2 bed condos sold for $131k new. Last I checked (2005?) the 2 bed condos were renting for $1600/month via private party amd has 1 car attached garage. You might want to go have a look, I like the area, it's nice and quiet with lots of guest parking near the condo complex (but not at some single family units) and they have community trash bins, which means you can empty your trash daily.





There's a metrostation nearby, the Anaheim Canyon Station off La Palma with plenty of parking spaces (never seen it full). You can take that train to Irvine for work:

almost bought in Altura in 2003 for 299 for a 2/2 1 garage. They're like 400 now? I looked for rentals there but to no avail.

i definitely envy your commute. mine is currently 57 --> 5. From Placentia i'd do 55 --> 5. Still bad. Pick you poison huh?

If you're referring to the 950 sq ft (with backyard) or 1025 sq (without yard) 2/2/1 models, they were sold for under $140k in 1998. By 2002 the 950 sq ft model (w/yard) was $250k and 1025 sq ft model was $230k. By 2004 they were selling for $420k+. I just checked homeseekers.com and found the 950 sq ft model listed for $395k. Had you bought it for $299, I think you could've still sold it today and made some $$. :(





I flipped a 1025 sq ft unit there few years back, upstairs model with balcony. I recall driving around and saw quite a few "for rent" signs back then, but I guess few people move in Feb. It was a nice and conveient place, I could take Rose Drive to work in 10-15 min. But it was way too close to Frys Electronics and I think I blew too much $$ there.





If you can't find any rentals avail there, you could try the area north of Kramer & Chapman (where IHOP is) toward Yorba Linda. There are many townhome complexes in the area and you can prolly find something for rent. I'd avoid Cinnamon Tree though, didn't like that complex -- no garages, carports only.
 
yeah i can't do many tracts in placentia because too close to train tracks. otherwise Bella Vista or Mariposa Lane would be AWESOME (i think they rent for like 2500) those are detached condos 3/2.5/2/1500+. great floorplans very open





speaking of which, what has happened to the decline in good floorplans in housing? they're all like dollhouses now (where they try to cram as many rooms as they can. big thumbs down...
