Hey everyone,
I've been bored at the office for the past few days so in my spare time I've gone on making spreadsheets of local properties in Newport Beach and Irvine.
Areas that I would love to live in but I cant afford. I compared local rents with properties owned by the Irvine Co. and projected those rental properties Present Value.
Then I took similar properties for sale in the area, threw in Property Tax, HOA, and Mello Roos when applicable to come up with the total monthly payment.
I've made this thing as accurate as possible and am sure some of you who are in the industry will find some fault with my calculations. If so, please let me know what I am missing so I can include it. Most of the cells are formulas so you can plug in your own numbers and compare local rents to properties for sale in your community. I hope this helps you make a more educated decision when pulling the trigger on what will probably be the biggest investment of your life. Thanks to everyone who's posted on this site. I have learned so much and I hope you all continue to share information and champion fair value by not paying more than a proprty is worth.
