Hey guys...I'm a first timer. As an unmarried, "more mature" woman with no building experience, I was hoping for some advice from the experts. In August I picked up a small SFR in Irvine (780 sq ft), w/no mella roos or HOA; decent size lot. Looking to research the cost of building it up/out, but I don't know where to begin. Don't want to get too financially vested just to find out I can't afford it. Don't want to get someone looking to take advantage. Suggestions welcome.

How does 780 sq ft equate to an SFR?

Welcome, Toni,

I'm guessing this is your place, from your description, and it looks like a very nice pickup:

(and yes it's in Irvine!)

Your broker should be able to put you in contact with reputable contractors. What, exactly, are you looking to do with your remodel? Is this going to be your home or an investment property/rental?

This house is 780 sq. ft. I just can't even imagine. Does someone have a floor plan that shows how this all works? Please post it.

IR2, is that in Irvine?

The only houses that I've seen in TheOC that are that small, are from the 40s or before. Orange, SA, Fullerton, Anaheim. but not Irvine..

Here's a detached 948 sqft home in Irvine:
