I was just perusing redfin when I noticed new little colored house.

They now specifically call out FSBO and Bank Listed Foreclosures. :ohh:



I thought this was interesting, just shows you where the market is going.

When a house goes off Redfin, it just disappears. It seems to do this with both sales and with homes being taken off the market without a sale. And the Redfin listing says "Off Redfin" in the history section. Is there anyway to tell the difference between a sale and a home being taken off the market without a sale?

I use the little blue houses that show past sales in the query box. You can set it for last "3 months" or as much as "all" and it will show the last sale then click on the house and the history will come up.

Either I am doing something wrong or Redfin is not accurate or even close to accurate on past sale. It came up with 3 sales in Coto in the last three months?
 
My favorite place to check Orange County closed sales is <a href="http://realty.fatwalletdeals.com/login.html">http://realty.fatwalletdeals.com/login.html</a>. You have to register, but it is free.



You can check active and closed listings by city.

It has quite a lag time as they get the info from the assessor office so don't expect total accuracy in a timely manner, but it does catch up eventually
 
Yes, I saw that too - although they seem to still list the agent's name under the photos shown as "this listing provided courtesy of Mr X." They seem to also want to get you to verifty your e-mail address before they display "all available listing information."

Yeah-I think that was just moved. As for the "all available info" thing, I think previously that info wasn't available at all on Redfin, but I could be mistaken. They also just added seperate OC and IE forums. They are obviously making some changes.
 
They changed the listing info "all available listing information" a few weeks ago.

They used to show you the all listings and price changes. Now they only show you the most recent listing.
 
Redfin now has their own <a href="http://'http://blog.redfin.com/losangeles/2009/04/case-shiller_la_home_prices_still_moving_slowly_toward_stabilization.html?src=live-stats-socal'">case chiller charts</a>
 
They aren't doing any calculations on their data, just reposting the original CS data.



Whereas IPO and I are actually calculating rough local market "CS" data.
