Looking to renegotiate our current lease or move to another Irvine community. Currently paying $2050 in Anacapa. We want to put as much as we can down on a house when we are ready to buy and want to save some money.





Any suggestions of where to rent in Irvine for about that price range?





what communities do you like?
 
Woodbury Court. My buddy just got a 2 bedroom there for $1730. It's a good time to negotiate lease prices and terms with the supply far exceeding the demand.

I keep an eye on Tustin Ranch IAC complexes, especially Sierra Vista since they have the dual master bedroom setup. Heres one of their offers for the 1040 sq ft 2/2 now:



Large Dual Master Suite newly remodeled fully loaded with all appliances. Great location ONLY $1770.00

Check out Quail Meadows in Quail Hill. If you like quiet areas with easy freeway access than you may like Quail Hill. You can get into a dual master 2bed/2bath unit (approx. 1,000sf) from $1,690 to $1,750. It's a newer complex with a garage and washer/dryer inside each unit. I've lived here for the past 3+ months and like it a lot. They are also offering residents a $500 referral fee which I would be more than happy to split with you. Let me know if you have any other questions.
 
How funny I was just going to post something like this. I just got my renewal and they will not decrease my rent. I live at the Village and they want to keep me at $2260 2 bedroom (1150 sq ft). Any thoughts on how to get them to reduce itl? What if I go to the regional manager?? We tried to work something out with management here but they are not willing to budge. I just think its to high due to the market. I know its the Village but no decrease at all??
 
From what I have read here the only real way to force a reduce is to threaten to move. They either will call your bluff and not reduce or you gotta be ready to move :)



On a side note, I just visited my friend who moved into the Village a couple months ago. It was my first time there and I was very impressed. It has a way different feel than any of the IAC complexes I have been to. The gym there sucked but oh well.

Wendy, I've heard that there are a lot of cute single girls that live at The Village....is that true? ;)

Wow, seems like rent has come down a LOT. Definitely changes my price point for how much I'd spend on a two bedroom condo that i'd want to turn into a rental.



Seems like a few years ago you couldn't find *any* new two bedrooms for 1700 a month.



I've noticed a lot of the apartments in Woodbury arn't even occupied yet. Do you guys think those opening up will further drive rent prices down?

Just at the corner of Irvine Blvd and Sand Canyon, there are at least two new apt communties going up: Mirasol and Palmeras. Woodbury East is breaking ground on the south side of Sand Cyn. This will add even more inventory to the already existing Esperanza, Woodbury Place, Court, Square, Lane etc apts. Can there possibly be enough demand for all this new inventory?

Thats what confuses me. TIC doesn't seem like a type of company that would just 'throw up' some apartments without analyzing population growth and local economic factors.
