It looks like there is going to be more new home activity in South County, in the OC Register, there was an article about Sendero in Rancho Mission Viejo... a community just south of Ladera Ranch near Ortega Hwy:

I looked at the Sendero/Gavilian floorplans (http://www.ranchoortega.com/blog/archives/1053) and while I didn't see any 3CWG homes, they are interesting.

Not sure how these will price compared to Irvine... and while South County is still a bit far for me, others are moving out of Irvine to that area.

Why can't IP design a home like this?
Only 2020 sq ft and one would expect a lot of wasted space due to elliptical staircase, but somehow manged to fit everything in.
A balcony in front of the staircase overlooking gated courtyard...

Just add another 200 sq ft to great room and kitchen area... then it would be just perfect!
IP, get your copy machine out!
 
The Meritage/Sendero floorplans are definitely interesting. A bit small for my needs, nonetheless, any of those are better than the best floorplans from TIC. At least they're not the same house/floorplan with a small, medium and large version.
 
I like a couple of floor plans.. if I can take my guard gates TUSD schools along with the volunteer mothers, I would love to settle down here.
