I noticed a few homes for sale in Portola Springs by Quinterra.  They are large 3000 sq ft brand new homes by TM.  Some reason, they cannot sell.  They list around $1.1M which isnt too bad for the size for a brand new construction.

Has anyone seen these homes?  Are they terrible layouts/location?  Is there something else going on?
 
They are not selling well from the beginning.

1. Location - PS is not high on people's lists. These go right up to the 241 toll road. That enclave of PS has a weird feel - its not as open.
2. Hard to find - its tucked away and you really need to look for it in order to get there. Or be familiar with PS.
3. Floorplans - not good at all. For example, The plan 3 downstairs downright sucks. Much better floorplans in PP,etc. In the plan 1, it's a jack and Jill situation for a $1.1m base price house. At those price levels at PP, the secondary beds get their own baths.
4. Unimpressive lot sizes - avg of 5,000. Some are in the 4000 range.

I looked at the homes today.  They are pretty nice sized and plan 1 is $958k and plan 2 is $1.024m for 3000 sq ft.  Not bad for brand new homes.  But location is bad, a bit out of the way. 
I did not know they were doing THAT BADLY to drop the prices.  What home builders ever do that?  I guess no one wants to be behind Lambert Ranch, near the tolls.

Will be interesting to see Capella starting prices and floor plans now.  $300k more to be in guard gated OH?

Main problem IMO is the lot sizes with no views. Make the lots 5000-6000 sq ft and they'd sell.
 
They told me the lots are 5500+ sq ft.  Just the models are smaller.

In that case IPac would never sell their Laurel models which average 3200 sq ft lots.

They wouldn't sell them if Laurel was in Portola Springs, cost $1.1 million and had 3200 sq ft lots.
