Question on Woodbury Cortile

I'm a longtime lurker, first post. I hope someone can answer this question....



I've been interested in Woodbury, Cortile since 2005 but it was out of my price range at the time. I recently visited the Residence 4 (largest plan at 1497 sq ft). The latest price sheet indicates that it is at $600K or so.



I came across this short sale, MLS#S503176. It looks like a Cortile residence 4, but it states the square footage as 1590. The seller/resident listed the price as $549,999. The agent said that the bank absolutely will not take this price. Which led me to think---are they lying about the square footage as well?



I've googled everything possible about Woodbury Cortile to see if there was ever a residence 5 or anything that comes up as 1590 square foot. I vaguely remember the Cortile salesperson saying that there was previously a residence 5 in prior phases. Can anyone confirm? It's really bugging me that I can't figure out where they got the square footage from.



The listing agent said it was taken from the public records--not sure if he is lying or not.



Sidenote: I actually visited the property and the current residents are basically trashing the place. There is *literally* dog feces all over the entire patio area, into the house, on the covers/comforters. Even if they would take $549 (which they won't), I still would not pay that for well, the dog feces house...
 
Hmm just a few doors down there appears to be an identical model, P614380, that is also 1590sqft. Maybe it's a modified plan 4. "4B" or something. They do that to make someone feel that there is something different and special about their unit. Really, it's probably that they just had a little extra land and could extend the property footprint out 2 feet one way and that added the extra sqft.





I think you should be more open with the dog feces. It will dry up and turn white, complimenting the Mediterranean style-- think bird droppings on a terra cota roof. Are you with me? Do you have the vision!?

That's kind of new though, people sort of trashing places in Irvine-- Chino Style. I wonder what that relates to on that there 'Psychology graph. Anger?
 
Some of the plan 4 have a larger closet in the master bedroom so that accounts for the extra square footage. You can see the picture of the extra closet space in one of the pictures. The larger closet is in only some of the plan 4's and not others, based on their exterior. In Cortile, the larger closet was added for phases 2 through 4 (? -- I'm not exactly sure). The new homes currently being sold have a different exterior so it doesn't have the larger closet.
