I've been renting a condo in Quail Hill for the past two years and received a lamenated postcard in the mail today. It reads:



<em>"Foreclosures - Short Sales - Depreciation



This is happening in Quail Hill and it needs to stop.



Our current president, Greg Oranges, doesn't live in Quail Hill. How can Greg Oranges help Quail Hill residents stop our homes from losing value? He can't.



I am a Quail Hill Resident and I want you to vote for me for the Quail Hill Board of Directors. Open your big white envelope and put '2' next to Morgan Fine. <strong>My only mission is to stop our homes from losing value.</strong> This is the only issue with any significance in this challenging market.

He must have a hidden agenda. I wonder what it is.



He could file and foreclose liens on empty houses where the lender

isn't paying the dues. That would be useful.

You guessed it. Sounds like he wants on the board, EVEN if he has to lie.



It's like promising to outlaw abortion. Every "conservative" yells they are going o do it. but lol, even they know it's out of their hands. It's just a big old lie to rally the troops and get elected.

however misguided the guy is, at least he's a current resident that cares about the community. sounds like the current hoa president was either placed by the prop mgmt co or a homeowner that doesnt live in the home.

Who in their right mind would believe that one person could actually STOP market depreciation?



Hmmm... actually I suppose he could, he would just need to buy up all the homes the get foreclosed on or put on the market WAY above current prices! He'd just need a bunch of money in the bankt o buy em cash!



But he wouldn't need to get voted into any HOA to do that...
 
more water on the common area landscaping. the plants aren't getting enough water stimulus so property values are suffering. just give all the landscaping and an extra 600 ounces of water per sq ft of shrubbery.

There is zero anyone can do for Quail Hill. It was sold at the top of the market with insane Stated, zero down, interest only, time-bomb option loans.



Owners (borrows) only have three choices:

1) Hunker down till after McCain/Hillary/Omaba take over in January and pray that they pass some kind of socialist gov't mass buyout of homes which will send the US dollar down even closer to the Mexican Peso, and interest rates to skyrocket.



OR



2) See if you can convince your bank to Short-Sell now. Without any ramifications.



OR



3) Walk-away now and can't buy (get a loan) on another house for 3 years.
 
OR



4) Just live in your house, enjoy the association pools on hot days, walk the dog, raise your kids, and don't sweat over the money that's been lost already, so doesn't matter. If you loose your job, default on you mortgage, find another job, move to an IAC condo.



The best things in life aren't things.

You have a very good point about the watering. The associations have done a poor job of adequately irrigating many of the green belt areas. I used to manually water the areas around my townhome (especially in the run up to the sale), and it made a big difference.
 
I am going to lead a write in campaign to get this guy on the board of my HOA in Ladera Ranch. If he can stop home prices from falling in Quail Hill, why can't he roll out the same program in Ladera.
 
The sad thing is that a lot of people will probably vote for him, thinking that one person on an HOA board can actually keep values from declining.
