Price Discrepancy

<p>Could anyone explain the listing price discrepancy on a condo that is listed on both redfin and ziprealty?</p>

<p>MLS#S493538</p>

<p>It is listed at $649,800 on ziprealty (<a href="http://www.ziprealty.com/buy_a_home/logged_in/search/home_detail.jsp?listing_num=S493538&page=1&property_type=CONDO&mls=mls_so_cal&cKey=mp3wn2kn&source=SOCALMLS">http://www.ziprealty.com/buy_a_home/logged_in/search/home_detail.jsp?listing_num=S493538&page=1&property_type=CONDO&mls=mls_so_cal&cKey=mp3wn2kn&source=SOCALMLS</a>) and $599,800 on redfin (<a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=849588">http://www.redfin.com/stingray/do/printable-listing?listing-id=849588</a>). $599,800 for 1700 sqft ($353/sqft), that could be a reasonable price for an end unit built in 2004 and in the Irvine school district. That is if you don't mind living in a condo with no yard and crazy taxes. </p>

<p>I think it's probably a mistake by redfin.</p>

It is a price range, 599k to 649k, it's humorous to see this now, considering this was being done during the boom to entice bidding wars.

That's why its humorous. During the boom when people were outbidding one another this was common paractice to entice higher bidding. No one today will even consider the top price, they will start their lowball offer from the lower number.

<p>On another issue, why do some sites like ZipRealty show a listing as INACTIVE, whreas other sites like Redfin show a listing as active?</p>

<p>Example given: MLS # <nobr><strong>P573385</strong></nobr> </p>

As nirvinerealtor mentioned, they buy the data from the MLS. However, it appears this data is not real time. This listing appears to be in escrow and entertaining backups offers.
