Portola Springs - Prado

NEW -> Contingent Buyer Assistance Program
Anybody know what's going on with these? I just rec'd a flyer from TIC about a "come see our models" party set for 4/21, and Prado is a glaring omission on the map. I just called the phone number for Prado and it said that they had no firm pricing set and no anticipated grand opening date. We drove by the models on Sunday, and they appear to complete.





Are TIC and Pardee in a spat? Are they re-negotiating pricing? Are things so slow at Las Colinas and Serra that they don't want to add another set of "luxury" SFRs to the neighborhood or what? Anyone have the scoop?
 
The models are built and are standing fully furnished waiting for an opening (or at least they were a few weeks ago when I drove past). Previously, Keith mentioned that Pardee wasn't going forward with Prado, but after contacting them, they sent me a letter saying they were going forward with it.





From my most recent drive-by I wonder if Pardee and TIC aren't in a spat because Pardee had a number of their service vans parked on their empty lots behind the models.





I'm not saying Keith is wrong; I'm saying that my information from Pardee is the opposite.
 
my sources (former Pardee employees and TIC employees) say that Pardee is trying to sell 20 of their production lots to Taylor Woodrow for Las Colinas, all while the Toll Brothers showed interest in purchasing and building Prado. Pardee has closed up shop in Orange County and has given back all their future deals with TIC and Sun_cal. It's sucks because those floorplans at Prado are so nice! Of course the models are furnished--once construction breaks ground on a model complex, the interior design firm generates work orders on furniture and finishes...so rather than keeping everything in storage and charging Pardee storage fees--Im sure it was an agreement with TIC and Pardee to furnish the homes (as a good pr stunt). If there isnt a Pardee contruction trailer on site...that is a really bad sign!
