Despite a predicted $375/sft benchmark for new construction in Irvine... I think you will see lower pricing in the future.
 
I think Woodbury already has enough of the infrastructure built in to be enjoyable and good looking. If price is not what you're asking about, Woodbury has my recommendation.
 
Woodbury is closer to freeway, but very flat.



I like PS for it's "nature" feel. Still has ways (or years) to go before being a nice place.
 
I like PS for it's prettier location but am not a fan of the remoteness. Will PS and Woodbury's home prices soar when the Great Park is finished? I liked Mille Fleurs in Woodbury by Standard Pacific homes but never jumped. I wanted the model Annabelle!

Since that boondoggle of a park probably won't open for at least another decade, that should be just about the time prices start going back up in PS and Woodbury.
 
Yeah, I'm upset they announced the Great Park so EARLY! It's gonna be a very long time till it's finished! Know anything about Stonegate or Orchrad Hills?

At this time, Woodbury is more like a developed village and you see people jogging around the neighborhood at 9pm everyday. PS is not as busy as Woodbury of course just because it's not developed yet and probably will take another 10 years to see its real village look. I would suggest to wait another year if new construction is not an issue.
 
I do like Woodbury's more finished feel but am disappointed I can't purchase a home directly from the developer (at least the home I would have bought immediately, Mille Fleurs or Juliet's Balcony).. How is Quail Hill?

What kind of amenities does Quail Hill offer? Don't they have models with tandems in the backs of the garages? Thats sorta a 3 car garage.

Yes, that's the problem they went cheap on the biggest McMasions over at Q Hill giving them only a 3 car garage. EPIC FAIL!

hyen, check out City Place in Santa Ana. That's a really good deal right now and you have the rare opp to buy it directly from the builder or bank.

My personal opinion is that you should wait for <a href="http://www.redfin.com/CA/Irvine/401-Rockefeller-92612/unit-506/home/18963805">Astoria at Central Park West</a>. I hear that once they've finished completion it's going to be just like living in Manhattan.
