Portola Springs and new digging.

Driving on the toll road flyway and saw some earthmovers congregating south of Portola Parkway and the existing homes that have closed, East of the 133, and not far North of Irvine Blvd. They're tearing up the old nursery site and seems like they're grading for pads and streets. Any idea who's pushing dirt around there?

I believe that's still part of Portola Springs... so that's TIC pushing that dirt.

from your description it looks like Phase I of Heritage Fields. It is 5 point community development and Lennar homes.
Or simply Great Park neighborhoods.

Oh.... that far east?

I think TMCC is right... it will be interesting what kind of interest a larger non-TIC community gets. I think West Irvine was the last huge one (I'm not really counting Villages of Columbus as only part of that was in Irvine).
