Now that we have an idea of what Stonegate homes are going for (and as we know, TIC has changed prices when they actually release), do you think they are fair, high, low or in-between?

Santa Clara
Townhomes
1,129 - 1,322 Sq. Ft.
Mid $300k to low $400k

San Mateo
Detached Condos
1,636 - 1,818 Sq. Ft.
Mid $500k to high $500k

San Marcos
Detached Condos
1,824 - 2,077 Sq. Ft.
Low $600k to high $600k

Maricopa
Detached SFR
2,262 - 2,974 Sq. Ft.
High $700k to low $900k
 
i think they are still a bit on the high side. the prices on a stand alone basis arent terribly bad. Its the mello-roos and HOA that you tack on and you are 700/month before making PITI payment.
 
I still think the pricing is outrageously high, at least for Maricopa.  The plans aren't even that functional!
 
When you add up the costs for Maricopa including landscaping, and factor in the MR, I'd much rather live up the street in Northwood Pointe with a 3 car garage for the same price.

No driveway and on a motorcourt though... so not a true 3CWG... which makes $800k for this kind of non-Irvine home high too.

Oh? So it's a real street with a sidewalk behind the house that goes to the garage? Not from what I remember.
But the no driveway design is BK approved.
The BK-approved design is no garage on the front... he doesn't mind driveways.

I actually think his preference is setback garage with long driveway leading to it.
