So, like the Stonegate Pricing poll, what do you think of the benchmarks for Laguna Altura?

Siena
Detached Condos
Approx. 1,618 - 1,788 Sq. Ft.
from the Mid $600,000s

San Remo

Approx. 1,881 - 2,094 Sq. Ft.
from the Low $700,000s

IHO, you forgot to include a WTF stupid way too high choice.  Expect an HOA of over $300 per month along with $4k-$5k+ in Mello Roos per year.  Sorry but QH>this thing

Stupidly over priced. If that's the actual pricing, they're going to get slaughtered. Especially when conforming limits add an extra half percentage to the loan rate. When is TIC going to learn cash is king, and there isn't anymore funny money to go around? Well maybe they're marketing it to cash buying Chindians. In that case I hope they open another Wholesome Choice near there.

The 2 smaller projects are detached condo and what looks like motorcourts.

The 2 bigger ones are traditional SFRs.

Considering that the bigger detached condo will probably have a Plan 3 at over $800k... I think that's too steep... even with a gate. And if they are the exact same floor plans as Capistrano/San Marcos... even more boo-urns.

A small step in the right direction.

Since TIC is listening--drop your Toscana home prices $100K and throw in a 911 GT2 RS on my driveway and you got yourselves a deal.
Come on man, that's just asking for way too much.  I would settle if they'd included a 997 GT3.

Laguna Altura seems fairly priced. Not because the homes or lot sizes are great, but mostly because it seems like an easily defensible area if one were to come under attack from rioters, or hungry revolutionist.

The area looks like a great place to ride out the Second American Revolution. When it comes, remember to store ammo, seed corn and seed potatoes and plant in an area that is defensible by conventional ordnance and hand-to-hand combat techniques. If your wife and kids can not fight and kill with a bayonet, your family is not ready for what is to come. Invest in self-sufficiency and come to peace with the fact that all civilizations come to an end in grim and macabre ways.

Other than that, it?s never been a better time to invest in real estate.
