New year (well... almost March now) and since we kind of know what TIC has in store for Irvine for 2011, thought I might as well get some jumpcut bait out there.

We we waiting to see how Laguna Altura was going to pan out but since it seems their floorplans are the same as Stonegate... we are searching again in resale (plus the fact that newer floorplans just don't have the spaces we want). The big problem is there is just not enough resale inventory out there we are interested in.

If you are buying, what do you plan to do?
 
We will probably look for resale homes - Laguna Altura is too pricey (on a per sq ft basis) and Stonegate is too close to the landfill.

Would you share Altura's floorplans? TIA!

P.S. Without the actual floorplans, I can only speculate that Altura/Cortona would be similar to StoneGate/San Macro both in size and price range.
 
Not scientific but based on the members here, seems like there are more smart buyers nowadays.

The higher numbers are either going to wait it out or buy resale... which I find interesting because everyone claims that the success of the new home sales are because they are cheaper than resale but when you add in all the other costs... that's not always true.

I think new homes did well because of availability... and while the numbers of homes for resale in Irvine are higher than it has been recently, it's still low relatively... about 800 (based on Redfin and the IHB) compared to 50,000+ homes, that's not a big percentage.

Like you... we are speculating, but the ranges are close enough to make that assumption. And considering Irvine Pacific seems to be in the recycling business 8) ... it's a good guess.

We'll know soon enough, probably a month or so.
 
was looking at new homes, but i've recently fallen in love with northwood 2 properties.  prices seem very sticky for the 4/2.5 bdrm SFRs in this neighborhood though.  Most are around $800-$830k.
