Please help with OC apartment rental

Family are planing to move this summer. My future company is located in foothill ranch area. After online search the daughter wants to go to Mission Viejo HS and the son wants to attend La Paz MS. We plan to stay in a 3-bedroom apartment for a year or so while we can do some research to buy a house around $500K later. Can anyone help with apartment rental information that meet our school attendance needs?

Is this apartment located in those schools area? Anything detail about Provence? I tried google search but got no results of Provence.

Tigerhunter - just google search the school district name + locator and you should find the locator where you can just plug in your address and it will tell you what schools serve that address.
 
Apparently a few years ago Provence did a condo conversion and kicked out all the tenants.

This is my best recommendation at the edge of Foothill Ranch. It is very quiet along Paloma at the end of Portola. Some units have a fantastic view of the Irvine flatland. The 3 BRs is a fairly good bargain.

On the downhill side of Portola there are 3 private home communities. They are starter homes but over the last 2 decades owners moved up to a larger homes but kept them as rental investments. The smallest is called Vineyard. There are 14 townhome and flat attached units around a motorcourt.

The next one up is Brittany 5 detached homes around each motorcourt. It has fantastic view but avoid the units next to the toll road. These are single family homes and rent should be very reasonable since the owners bought them for $140k back then and don't need to meet rental parity.

The larger private rental detached home is KB's California Coventry at the corner of Alton and Portola. It is across the street from In and Out. There you will find a single family detached home rental with a driveway. Again these were once starter homes where owners likely decided to hold on to them as Irvine fringes are excellent rental market.

I am a frequent visitor at that complex, and yes it is very quiet depending on where your unit is located.  Still surprised how quiet it is even when there are plenty of kids around.  Can't wait til that Alton extension is complete!

I grew up in the 92692, which I believe serves more of the Capo Unified then Saddleback Unified but I'm guessing you would have to be pretty close to the 5 to be in those schools you mentioned.  Curious, why are you set on those schools?

There is no specific reason for us to choose the schools. We plan to stay in an apartment for a year, and then buy a house at around $500K a year later and don't want to change schools again at that time. So Irvine area is not a good option for us. We check the online review, rating, and the schools' homepage. Those schools have very good reviews both from parents and students, their ratings are good, and they are close to each other.

Do you mean 92695 area when you say 'close to the 5'?

We are now in Midwest and have absolutely no idea about OC area, online search is the only information resource.

I believe the main zip codes for housing are 92691 and 92692.  Both zip codes run kind oddly from the freeway in a narrow stretch all the way  to Rancho Santa Margarita/the toll road area.  But from people I knew, it seemed that 92691 was more Saddleback District (think Mission Viejo High and Trabuco Hills) as opposed to Capo Valley High School.

I was guessing you would be pretty close to the 5, not because Mission Viejo high is close to it cause that school's boundaryspread all over.  But I think if you are set on that middle school, it will have a smaller range compared to the high school and therefore be closer to the freeway.

I was actually there this morning. I talked to the lady of the lease office of Provence. She told me that there is no 3 bedroom available now. I then went down the road to look around Vineyard and Brittany community. I looked around in the neighborhood but could not find an office that offers rental information. Could you please let me know how to obtain the rental information in these neighborhoods?
